M e d i n a A r c h i t e c t s <br />Medina Architects <br />1618 Hague Ave <br />St. Paul, MN 55104 <br />Tel. 651 645 0587 <br />February 14, 2012 <br />City of Saint Anthony Village <br />3301 Silver lake road <br />St. Anthony, MN, 55418 <br />Planning Commission, <br />Abu - Huraira Islamic Center Is in the process of purchasing the St. Anthony Business <br />Center located at 3055 Old Highway 8, St. Anthony MN. 55418 -2500. <br />They are interested in using a portion of this complex for their use. <br />The St. Anthony Business Center is located in a Light industrial Building Zone. <br />Abu - Huraira Islamic Center is seeking a Permitted conditional use as per section <br />152.142 — (G) Assembly. <br />There would be no addition or expansion to existing Structure. They will occupy the <br />lower level of south building. <br />One of the requirements of an assembly Occupancy is that the area be sprinkled. <br />The lower south structure has a sprinkler system and will be retrofitted to any new <br />remodeling to meet code requirements for the Abu - Huraira Islamic Center. <br />There is a firewall separation between the north 3 story office tower and the one story <br />south structure with fire door and self closing rated doors connecting the two <br />occupancies. <br />A new Handicapped entrance will be added at the lower level with direct access to <br />grade. Three new handicapped parking spaces will be added to and close to this <br />entry. <br />The business center will not change its character or Occupancy use and would <br />continue to run as Office tenant space. <br />The site is bounded by New Brighton Boulevard highway 8 and old highway 8 to the <br />east and west. A condo sits to the north side of the site. <br />To the west across old Highway 8 is bounded by single residential unit. Their back <br />door and back yard faces the St. Anthony business Center. <br />
