Victor Gardens North Village 71 Addition <br />Page 4 <br />Staff finds that in general, the proposed units meet the intent of the Victor Gardens PUD <br />and the Multi -family Design Guidelines, however; we note the following for Planning <br />Commission consideration: <br />The patio home units and the twinhome units should provide additional <br />architectural elements, from the front elevations, on the side and rear elevations. <br />This will be different for each elevation, but the architectural elements used on the <br />front elevation (such as brick or stone, shutters, etc) shall be continued on all <br />elevations. <br />• The plans should clearly identify how the mechanical equipment for the <br />townhomes will be screened. <br />The mailbox locations should be shown on the plans and should be designed to be <br />architecturally compatible with the homes in the development. <br />Staff will continue to work with the applicant in these items and has made them <br />conditions of approval. <br />Setbacks <br />The applicant is requesting flexibility on setbacks. The setbacks approved as part of the <br />original PUD are as follows: <br />Minimum front yard setback (from 2ublic street) 15 feet <br />Minimum setback between buildings 20 feet <br />Minimum setback around the perimeter of the site 30 feet <br />(exterior nronerty lines) <br />The applicant is proposing the following setbacks: <br />Minimum front yard setback from private street 20 feet <br />Minimum setback between buildings 10 feet <br />Minimum setback around the perimeter of the site 25 feet <br />Minimum setback around the perimeter of the site 20 feet <br />(Rosemary Wav) <br />Although the applicant is requesting the minimum setback between buildings to be 10 <br />feet, the majority of the buildings are 15 feet apart. There are a few instances where there <br />are 10 feet between buildings. <br />The applicant has a combination of front loaded and side loaded garages. The guidelines <br />discourage garage forward design in an effort to eliminate a garage dominating view <br />from the street. Although the applicant has some garage forward units, they have done a <br />good job eliminating the garage dominating street view by staggering the front setback of <br />each unit and providing side loaded garages. <br />
