Resolution 2007-25 <br />Page 2 <br />9. Prior to building permit approval, the developer must comply with the following <br />conditions: <br />a. The developer must submit a PUD final plan application for review and approval <br />by City staff. <br />Architecture <br />b. Building materials and architectural details shall be as shown on the plans <br />received on April 11, 2007, except as otherwise noted. <br />c. The developer's architectural control committee (ARC) shall review and approve <br />all building designs for compliance with this resolution, prior to building permit <br />submittal. A written copy of the ARC approval shall be submitted with the <br />building permit application for each building. The City shall review the building <br />architecture for compliance with the approved plans prior to issuance of building <br />permits. <br />d. Rooftop equipment shall be screened by parapet or roof forms. Wood and metal <br />enclosures are prohibited. Ground mounted equipment must be screened by walls <br />designed and located to be aesthetically harmonious and compatible with the <br />building. Material for screening shall be the same materials as the primary <br />structure. <br />e. All block within the development shall be integral colored. No painted CMU will <br />be permitted. <br />f. All building elevations shall receive equal treatment and visual qualities. <br />g. The developer shall work with the City and Victor Gardens ARC on the final <br />design of the wrought iron fence shown around the patio and on the roof. <br />h. The developer shall wrap the stone base around all building elevations, including <br />the cooler. <br />L The developer should extend the stone base to the top of the window to reduce the <br />amount of stucco or EFIS on the building. <br />j. The developer should revise the plans to replace the hardiboard with brick or <br />another material acceptable to the City. <br />k. A final color/material palette shall be submitted for review and approval by the <br />City.
