Resolution 2007-25 Page 2 9. Prior to building permit approval, the developer must comply with the following conditions: a. The developer must submit a PUD final plan application for review and approval by City staff. Architecture b. Building materials and architectural details shall be as shown on the plans received on April 11, 2007, except as otherwise noted. c. The developer's architectural control committee (ARC) shall review and approve all building designs for compliance with this resolution, prior to building permit submittal. A written copy of the ARC approval shall be submitted with the building permit application for each building. The City shall review the building architecture for compliance with the approved plans prior to issuance of building permits. d. Rooftop equipment shall be screened by parapet or roof forms. Wood and metal enclosures are prohibited. Ground mounted equipment must be screened by walls designed and located to be aesthetically harmonious and compatible with the building. Material for screening shall be the same materials as the primary structure. e. All block within the development shall be integral colored. No painted CMU will be permitted. f. All building elevations shall receive equal treatment and visual qualities. g. The developer shall work with the City and Victor Gardens ARC on the final design of the wrought iron fence shown around the patio and on the roof. h. The developer shall wrap the stone base around all building elevations, including the cooler. L The developer should extend the stone base to the top of the window to reduce the amount of stucco or EFIS on the building. j. The developer should revise the plans to replace the hardiboard with brick or another material acceptable to the City. k. A final color/material palette shall be submitted for review and approval by the City. This sample board shall include all exterior building materials and colors. Trash and Recycling
