PUD flexibility is permitted for a 5 -foot encroachment upon the 15 -foot front yard setback <br />requirement by the car wash building along the east property line, based on the finding that <br />the building provides 4 -sided architecture and the building wall facing the street has high <br />quality architecture that for the frontage elevation. <br />10. At the time of final plat approval for each phase of the development, the applicant shall <br />submit final development plans for the review and approval of the City staff. <br />11. Prior to final plat approval, the applicant must comply with the following conditions: <br />Architecture <br />a. Mechanical equipment for commercial uses must be screened as shown on the plans. <br />b. Commercial building materials and architectural details for the gas station and car wash <br />shall be as shown on the plans received on April 04, 2006. <br />c. All block within the development shall be integral colored. No painted CMU will be <br />permitted. <br />d. All building elevations shall receive nearly equal treatment and visual qualities. <br />e. All building materials shall be of high quality and constructed of durable materials. <br />f. The building elevations should be revised to show all four sides of the store, car wash and <br />gas station canopy. The building elevations should also note which elevation (i.e. north, <br />south, east or west) is shown. <br />Trash and Recycling <br />g. Trash and recycling areas for this and future phases must be designed internal to the <br />building or as an integral part of the building. The development standards must include <br />this requirement. <br />h. Trash receptacles must be provided at a convenient location on site to facilitate liter <br />control. <br />Signage <br />i. A master sign plan must be submitted for review and approval -by the City. The plan <br />must address the following: <br />1) PUD flexibility is permitted for one 112 square foot multi -tenant identification <br />freestanding monument signs where 40 -foot is the maximum sign area allowed. <br />
