The developer shall submit an irrigation plan for <br />review and approval by the City. <br />bb. The developer and/or the owner's association shall be responsible for maintenance of the <br />landscaping and irrigation systems within the development. <br />cc. Landscape details for the foundation plantings around the monument signs must be <br />submitted. <br />dd. The landscape plan shall be revised to note that the selected street tree on the private <br />drive is Autumn Blaze Maple. The landscape plan should identify spacing requirements <br />for these trees. The street trees shall be planted as shown on the master landscape plan <br />with the street trees in front of the possible restaurant sites planted when those parcels <br />develop. <br />Miscellaneous <br />ee. The applicant shall submit additional data to the City regarding anticipated water use to <br />verify that the municipal system has adequate capacity to accommodate the proposed car <br />wash. <br />ff. The applicant shall dedicate a drainage and utility easement over the existing wetland and <br />ponds that are located in Outlot A, over the private drive and adjacent to all lot lines. <br />gg. The applicant shall dedicate a 10 -foot drainage and utility easement along the right-of- <br />way of Frenchman Road North, Victor Hugo Boulevard and Rosemary Way. <br />hh. The preliminary plat should be modified to show a drainage and utility easement over the <br />sanitary sewer, water main, storm sewer lines, and emergency overflow routes for <br />drainage that will be located in private Street A and will serve the three potential lots. <br />ii. Emergency vehicle accesses must comply with City requirements. Details on these <br />accesses shall be provided for City review and approval. <br />jj. Underground fuel storage tanks for the gas station are to be positioned to allow adequate <br />access by motor fuel transports and unloading operations which do not conflict with <br />circulation, access and other activities on the site. Final design shall be subject to city <br />review and approval. <br />kk. The applicant shall comply with all conditions from the City Engineer's memo dated <br />April 5, 2006. <br />12.
