Resolution 2005-5 <br />Page 2 <br />7. All townhome and commercial buildings must be sprinklered. Twinhome buildings <br />are not required to be sprinklered. <br />8. PUD flexibility is permitted for a 7 -foot encroachment upon the 30 -foot side yard <br />setback requirement by the grocery building along the east property line. <br />9. At the time of final plat approval for each phase of the development, the applicant <br />shall submit final development plans for the review and approval of the City staff. <br />10. Prior to final plat approval, the applicant must comply with the following conditions: <br />Architecture <br />a. Mechanical equipment for the townhomes and commercial uses must be screened <br />as shown on the plans. <br />b. The plans shall be revised to identify the location of the mailboxes for the <br />townhomes. The mailboxes must be architecturally compatible with the homes in <br />the development. Final plans must be submitted for review and approval by the <br />City. <br />c. All block within the development shall be integral colored. No painted CMU will <br />be permitted. <br />d. Commercial building materials and architectural details shall be as shown on the <br />plans received on February 10, 2005. <br />e. Residential building materials and architectural details shall be as shown on the <br />townhome plans received on January 28, 2005 and the twinhome plans received <br />on January 24, 2005. <br />1) The developer shall submit a design palette (including material samples) <br />for the entire project for City review and approval. The palette shall <br />include colors for siding, shakes, shutters, shingles, brick and stone. <br />Building colors and materials shall be harmonious throughout the <br />development. <br />2) No adjacent home shall have the same front elevation colors or <br />architectural styles. Materials shall be consistent with the architectural <br />plans and design palette required as part of the PUD approvals. <br />Trash and Recycling <br />f. Trash and recycling areas shall be as shown on the plans. <br />
