The developer shall submit a written plan for how trash/recycling will be handled <br />to ensure that the retail enclosure is convenient and appropriately sized. No <br />exterior dumpster or container storage shall be allowed. <br />h. Trash and recycling areas for future phases must be designed internal to the <br />building or as an integral part of the building. The development standards must <br />include this requirement. <br />Signage <br />i. A master sign plan must be submitted for review and approval by the City. The <br />plan must address the following: <br />1) PUD flexibility is permitted for the 80 -square foot freestanding monument <br />signs where 40 -foot is the maximum sign area allowed. One sign only shall <br />be permitted for the commercial development east of Victor Hugo <br />Boulevard and a second sign shall be permitted for the commercial <br />development west of Victor Hugo Boulevard. No other freestanding <br />signage shall be allowed on site. <br />2) One development identification sign (with no tenant signage) shall be <br />allowed on each side of the entrance to the development on Victor Hugo <br />Boulevard. The two signs shall be consistent with the submitted plans. <br />3) The development identification signs must be set back 8 feet from the <br />property line, except that a zero -setback will be allowed adjacent to CSAH <br />8. Sight -visibility must be maintained at intersections. <br />4) The freestanding monument signs must be set back at least 10 feet from the <br />property lines. <br />5) The applicant must revise the freestanding monument sign elevation to <br />reflect the actual height (22 feet versus the 20 feet shown). <br />6) The applicant must identify, in square feet, the total amount of area the wall <br />signs will consume and how the wall signage meets City requirements. <br />7) The applicant must submit revised sign criteria to better regulate tenant <br />signage according to the City's requirements. <br />Parks and Trails <br />j. The sidewalk connection on the east side of the grocer shall be relocated to <br />eliminate the grocery drive crossing. <br />
