Resolution 2005-5 <br />Page 4 <br />k. The developer must work with the City and County to provide pedestrian <br />connections to the CSAH 8 trail. <br />1. Trails and sidewalks shall be as shown on the plans dated February 15, 2005. <br />in. The sidewalks along Victor Hugo Boulevard and the planned future trail on <br />Elmcrest shall connect to the planned trail south of CSAH 8. The developer shall <br />work with the City and County to ensure these connections are made. <br />n. Park dedication requirements for this site have been met with previous additions. <br />No additional park dedication is required for this phase. <br />Streets, Access and Parking <br />o. Public street dedication shall be as shown on the plans. <br />p. The developer must submit a streetscape plan with details for paving, sidewalks <br />and cross walks for review and approval by the City. <br />q. Diverter islands at each entrance to the roundabout must be provided to insure <br />that traffic maintains the correct directional flow. The developer shall work with <br />staff to finalize this design. <br />r. The sidewalks around the island must be moved back, away from the edge of <br />roadway, to increase pedestrian safety. <br />s. The turning radii must be dimensioned at the right -in to the commercial portion of <br />the development and at the roundabout to ensure that trucks have sufficient <br />turning space. <br />t. The developer shall work with the City to finalize signage and other means to <br />direct traffic at the right -in at the commercial entrance from Victor Hugo <br />Boulevard. <br />u. Private driveways in front of the townhome garages shall be 22 feet long to <br />accommodate parking. <br />v. No parking is permitted on the shared drives, except as shown on the approved <br />parking plan dated February 2, 2005. <br />w. Cross access and maintenance agreements shall be recorded with the final plat for <br />the shared private drives and parking. <br />x. An easement agreement from the property owner to the east must be filed with the <br />final plat to allow construction of the new public street (Street A) and other off- <br />site improvements. <br />►., <br />
