Resolution 2005-27 <br />Page 2 <br />FURTHER, that a PUD final plan must be submitted for administrative review and <br />approval prior to issuance of building permits. The following conditions must be <br />addressed in the PUD final plan application: <br />1. The developer shall provide a project phasing plan for the entire 46.43 -acre site. <br />2. Architecture <br />a. All block within the development shall be integral colored. No painted CMU <br />will be permitted. <br />b. Commercial building materials and architectural details shall be as shown on <br />the preliminary plans received on February 10, 2005. Final construction plans <br />must be submitted for City review and approval. <br />3. Signage <br />a. The applicant must submit a master sign plan for review and approval by the <br />City. <br />4. Parks and Trails <br />a. The sidewalk connection on the east side of the grocer shall be relocated to <br />eliminate the grocery drive crossing. <br />b. The developer must work with the City and County to provide pedestrian <br />connections to the CSAH 8 trail. <br />c. The sidewalks along Victor Hugo Boulevard and the planned future trail on <br />Elmcrest shall connect to the planned trail south of CSAH 8. The developer <br />shall work with the City and County to ensure these connections are made. <br />5. Streets, Access and Parking <br />a. The developer must submit a streetscape plan with details for paving, <br />sidewalks and cross walks for review and approval by the City. <br />b. The developer shall work with the City to finalize signage and other means to <br />direct traffic at the right -in at the commercial entrance from Victor Hugo <br />Boulevard. <br />c. Cross access and maintenance agreements shall be recorded with the final plat <br />for the shared private drives and parking. <br />d. An easement agreement from the property owner to the east must be filed with <br />the final plat to allow construction of the new public street (Street A) and <br />other off-site improvements. <br />
