Resolution 2004-33 <br />Page 2 <br />identified in the PUD general plan and the draft architectural details submitted to the <br />City. <br />7. All platted residential lots shall comply with the following setbacks: <br />Minimum lot width traditional homes <br />70 feet <br />Minimum front yard setbacks (from public <br />rig t -of -way or private drive curb): <br />25 feet <br />From Parkway <br />30 feet <br />Side Yard: <br />15 feet <br />Between buildings <br />15 feet <br />Rear Yard: <br />25 feet <br />Between buildings <br />30 feet <br />Setback around the perimeter of the site <br />exterior property lines <br />30 feet <br />8. The row -style townhome along the parkway (Lots 25-54) should be a maximum of 25 <br />feet from the parkway right-of-way. Sidewalks should connect directly from the <br />homes to the sidewalk along the parkway. <br />9. The homes on the west portion of the site (Lots 135, 142, 143, 147, 156, 206, Block <br />1) may be allowed a 20 -foot setback from the public street in cases where there are <br />entrances facing the street. Garages must comply with the 25 -foot setback. <br />Architectural and Design standards <br />10. The building plans received by the City on February 19, 2004 shall be revised <br />according to this resolution. <br />11. The community building shall be designed to be architecturally compatible with the <br />homes. A final site plan must be submitted for review and approval by City staff. <br />12. The developer shall submit a design palette for entire project for City review and <br />approval. The palette shall include colors for siding, shakes, shutters, shingles, brick <br />and stone. Building colors and materials shall be harmonious throughout the <br />development. <br />13. All building elevations shall receive nearly equal treatment and visual qualities. <br />14. No adjacent home shall have the same front elevation colors or architectural styles. <br />Materials shall be consistent with the architectural plans and design palette required <br />as part of the PUD approvals. <br />15.
