Resolution 2004-33 <br />Page 3 <br />a. The buildings shall be of high quality and constructed with durable materials. <br />Major exterior surfaces of all walls shall be vinyl siding or shake and brick or <br />stone. <br />b. Colors used shall be earth tones, such as soft gray, creamy white, pearl gray, shell <br />white, etc. <br />c. The buildings shall have varied and interesting detailing. Each home shall utilize <br />accent architectural accent features such as dormers, bay windows, arched <br />windows, shutters, etc. <br />d. Each townhome building shall consist of 6 or 8 units. <br />e. Garage doors must be staggered to break up the mass of the buildings. <br />f. All mechanical equipment shall be screened with materials compatible with the <br />building and project landscaping. <br />g. All units shall use Class A fiberglass/asphalt shingles (230 lb. per sq. inch). <br />Landscaping and Lighting <br />16. The plans shall be revised to accommodate the additional landscaping, berming and <br />fencing approved for the site, based on the results of the May 10, 2004, neighborhood <br />meeting. <br />17. A revised landscape plan shall be provided for City Council review prior to approval <br />of the final plat. The landscaping shall reflect the changes resulting from the May 10, <br />2004 neighborhood meeting and shall comply with the conditions of approval. <br />18. A four -rail fence shall be installed along the west property line. <br />19. The ordinance requires 534 coniferous trees and 534 deciduous trees to be planted on <br />site. The applicant shall revise the landscape plan to plant the additional required <br />coniferous trees on west where possible to provide adequate screening between the <br />proposed townhomes the existing large lot single family homes. <br />20. The parkway planting plan should be revised to provide more variety and create <br />interesting focal points at the street intersections. <br />21. The applicant should try to limit the use of Scotch Pine, Marshalls Seedless Ash and <br />Amur Maple due to concerns about survivability, insect problems and invasiveness. <br />22. Boulevard canopy trees shall be planted in median and boulevards of the parkway. A <br />mix of ornamental trees, perennials and annuals shall also be provided in the median. <br />23. The developer shall work with the City to establish parkway guidelines for <br />landscaping, crosswalks, decorative street lighting and signage. The guidelines shall <br />be drafted for Council approval prior to construction of parkway improvements. <br />
