Resolution 200433 <br />Page 4 <br />24. A minimum 5 -foot wide boulevard shall be maintained between the parkway and the <br />sidewalk or trail. The boulevard shall be maximized where possible. This area shall <br />be landscaped with canopy trees according to the parkway landscaping plan to be <br />approved by the City. <br />25. The applicant shall work with the City to finalize the design of the decorative lighting <br />that will be installed on the parkway. The applicant shall provide the street lights in <br />compliance with City Policy. <br />26. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 6.37 of the <br />ordinance. Lighting details should be submitted for City review and approval. <br />27. A master sign plan for the development shall be submitted for City review and <br />approval. <br />28. Irrigation shall be provided for the parkway landscaping. <br />29. The HOA shall be responsible for maintenance of the parkway median and boulevard <br />landscaping and irrigation. <br />Streets, Parking and Utilities <br />30. The right-of-way for all other roads shall be a minimum of 60 feet, except the <br />parkway, which shall have 100 feet of right-of-way. <br />31. The developer and the City shall work together to ensure completion of the parkway <br />to CSAH 8. <br />32. The applicant shall provide a paved access from the south before issuance of permits. <br />33. No construction traffic will be permitted on 159" Street. The developer shall include <br />a condition in their construction contracts prohibiting construction traffic on 159' <br />Street within Creekview Preserve. <br />34. The developer should provide information detailing how the private drives would be <br />distinguished from public streets (concrete aprons, signage, narrower width, etc.) for <br />City review and approval. <br />35. The HOA documents shall include language stating that maintenance and any <br />necessary repairs of the private drives, including repairs needed as a result of public <br />infrastructure projects, shall be the responsibility of the HOA. <br />36. Public streets within the development shall be 32 feet in width (face to face). <br />
