All platted residential lots shall comply with the following setbacks: <br />Minimum lot width <br />80 feet <br />Minimum front yard setbacks <br />30 feet <br />Minimum side yard setbacks <br />10 feet <br />Minimum rear yard setbacks <br />30 feet <br />Landscaping and Lighting <br />9. At least one overstory deciduous shade tree shall be planted in the front yard of each <br />single family home. The landscape plan shall be revised accordingly. <br />10. Landscaping shall be provided to screen the private trail from the adjacent homes. A <br />revised landscape plan shall be submitted for City review and approval. <br />11. No trees shall be planted in the public street right-of-way where they could conflict <br />with future municipal water improvements. <br />12. The applicant shall work with the City to finalize the design of the decorative lighting <br />that will be installed on the parkway. The streets shall be located on one side of the <br />street with all other private utilities. The applicant shall provide the streetlights in <br />compliance with City Policy. <br />13. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 6.37 of the <br />ordinance. Lighting details should be submitted for City review and approval. <br />14. Any signage must be consistent with Section 1195-660.1 of the Zoning Ordinance. <br />Sign permits will be required for any development signage. <br />15. The HOA shall be responsible for maintenance of the outlots. <br />16. The applicant shall preserve the trees as shown on the grading plan. <br />17. The private trail shall be field -located to preserve the significant trees in Outlot A. <br />18. Removal of significant trees in Outlots A and C shall be prohibited, unless otherwise <br />approved by the City to allow access to the lake. <br />Streets, Parking and Utilities <br />19. The public street may be reduced to 24 -feet wide (back to back) in 50 -foot right-of- <br />way. <br />
