A soils report for the public street must be submitted for City review prior to issuance <br />of permits. <br />22. Drainage and utility easements shall be recorded with the final plat. <br />23. The development shall comply with the Fire Chief s requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />24. The applicant shall comply with all conditions from the City Engineer. <br />25. The applicant shall work with staff to shift the road within the right-of-way to ensure <br />that adequate space is preserved within the right-of-way for future installation of <br />municipal water. <br />26. All private utilities shall be located on the opposite side of the right-of-way from the <br />planned municipal water service.. <br />27. The applicant shall provide 30 -foot wide easements between Lots 3 and 4 and <br />between Lots 5 and 6 to accommodate future watermain looping. <br />28. The applicant may either pay a cash escrow for the future municipal water <br />improvements, or enter into an assessment agreement for the future improvements. <br />The assessment agreement, among other things, will require the property to waive all <br />rights to appeal any future assessments under Minnesota Statues 429. <br />29. Utilities shall be extended to the property lines. <br />30. The developer shall extend sanitary sewer to serve this development. <br />31. The existing septic on Lot 11 shall be abandoned and sanitary sewer shall be extended <br />to serve this property in the first phase of development. <br />Sidewalks and Trails <br />32. The trail shall be field located to avoid removal of trees where possible. <br />33. The HOA shall be responsible for maintenance of the private trail within the <br />development. <br />Parks/Open Space <br />
