All building elevations shall receive nearly equal treatment and visual qualities. <br />11. No adjacent home shall have the same front elevation colors or architectural styles. <br />Materials shall be consistent with the architectural plans and design palette required <br />as part of the PUD approvals. <br />Landscaping and Lighting <br />12. At least one overstory deciduous shade tree shall be planted in the front yard of each <br />single family home. <br />13. The developer shall provide a landscaping plan for the proposed landscaped median <br />on 145th Street for City approval. A mix of boulevard canopy trees, ornamental trees, <br />perennials and annuals should also be provided in the median. <br />14. Irrigation should be provided for the parkway landscaping. <br />15. The HOA shall be responsible for maintenance of the 145th Street median landscaping <br />and irrigation. <br />16. The developer shall provide details for the monument sign and landscaping proposed <br />for the development entrance. This information shall be submitted for staff review <br />and approval prior to final plat. <br />17. The applicant shall work with the City to finalize the design of the decorative lighting <br />that will be installed. The applicant shall provide the streetlights in compliance with <br />City Policy. <br />18. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 6.37 of the <br />ordinance. Lighting details should be submitted for City review and approval. <br />19. A master sign plan for the development shall be submitted for City review and <br />approval. <br />20. Any development related signage shall be located on the residential lots, not on public <br />park land or public open space land. <br />21. The applicant shall preserve as many trees as possible on site. Tree preservation <br />fencing must be provided and should be shown on the grading plans. <br />
