. Resolution 2003-35 <br />Page 4 <br />Streets, Parking and Utilities <br />22. The developer and the City shall work together to ensure completion of Goodview <br />Avenue. Approval of this development is contingent upon reconstruction of <br />Goodview Avenue. <br />23. The developer should work with the City to address alignment and access issues at <br />CSAH 8 and Goodview Avenue as part of the reconstruction of this segment of <br />Goodview Avenue. <br />24. No building permits shall be issued until reconstruction of Goodview has begun. <br />25. The developer shall work with the City to redesign Goodview Avenue. The street <br />construction shall be phased to coordinate with the improvements to the trunk <br />drainage system. <br />26. The plat shall be revised to comply with the City's street naming system. <br />27. Public streets within the development shall be 30 feet in width (back to back). <br />28. The maximum driveway curb cut width shall be 24 feet. <br />29. Cross access and maintenance agreements shall be recorded with the final plat for all <br />shared private driveways or streets. <br />30. Drainage and utility easements shall be recorded with the final plat for all private <br />drives. <br />31. A temporary turn around shall be provided on the south end of the street in Diamond <br />Point West. <br />32. The development shall comply with the Fire Chief s requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />33. The applicant shall comply with all conditions in the City Engineer's letter. <br />34. The existing well and septic shall be abandoned and municipal utilities shall be <br />extended to serve this property in the first phase of development. <br />
