This issue will be placed on the August 20, 2007 Council agenda for a further update. <br />REQUEST FROM HANK SCHNIDER AT 14897 FOXHILL AVE FOR NEIGHBORHOOD <br />STREET RECONSTRUCTION PROJECT <br />City staff received an email and telephone call from Hank Schnider, who lives at 14897 Foxhill Avenue, <br />regarding a street reconstruction project in the Hugo Elementary School neighborhood. Council has <br />included street reconstruction in its Capital Improvement Plan, and the roadways within this <br />neighborhood have been identified as one of three top -priority neighborhoods for a reconstruction <br />project. City Engineer Jay Kennedy provided a PowerPoint presentation with a background of the <br />reconstruction project. Council felt it important that a neighborhood meeting be held to inform residents <br />And obtain their input. No formal City Council action was taken. <br />REQUEST FOR EXTENSION OF PRELIMINARY PLAT FOR ENCHANTED WATERS (JIM <br />BEVER) <br />At its February 2, 2007 meeting, Council approved the preliminary plat for the development of twelve <br />residential homes on the 40 -acre parcel owned by Jim Bever, which was to be developed by Stoney <br />Brook Development. Stoney Brook has since let its contract expire and Jim would like to request from <br />the City an extension of the preliminary plat to August 7, 2008. City staff reviewed this item with the <br />City Attorney, who has determined that the Council may approve extensions of this nature. <br />Petryk made motion, Granger seconded, to approve the August 7, 2008 extension for the preliminary plat <br />for the Enchanted Waters development located on the Jim Bever property on 132nd Street. <br />All aye. Motion Carried. <br />APPROVE SITE PLAN AND VARIANCE FOR MULTIFEEDER IN THE BALD EAGLE <br />INDUSTRIAL PARK <br />Applicant Neil Nordling is requesting a site plan review for a 7.05 acre property located at Lot 3, Block <br />1, Bald Eagle Industrial Park 4th addition. The site plan consists of a two-story building totaling 28,331 <br />square feet for use by Multifeeder Technology. The applicant is showing two future buildings that will <br />not be approved as part of the site plan review. At the time that the applicant is ready to propose the two <br />buildings the property would either need to be subdivided or the applicant would have to apply for a <br />conditional use permit for a campus development to allow three buildings on one property. The applicant <br />is also requesting approval of two variances. The first variance request is from the north and south side <br />yard setback requirements to permit the two future buildings to be built 10 feet from the side property <br />line where the ordinance requires the buildings to be set back at a distance that is at least equal to the <br />height of the building, and in no case less than 10 feet. The second variance request is from the front <br />yard setback to permit a sign to be located at the property line where 30 feet is required. Assistant <br />Planner Rachel Simone provided a PowerPoint presentation with the recommendation from the July 26, <br />2007 Planning Commission meeting. Bruce Schwartzman, architect for Multifeeder and Neal Nordling, <br />owner, addressed Council stating that during their concept review, Council was generally favorable to <br />
