<br />REZONING REQUEST (EAGLE VIEW MEADOWS)
<br />Armstrong Construction, 717 1st Street SW, New Brighton, MN., and Spencer and Linda Arndt, 14134
<br />Fenway Avenue, requested to rezone 10.33 acres along the west Fenway Avenue, north of 140th Street,
<br />from RR to SFU. The Planning Commission conducted a public hearing at their meeting of June 24,
<br />1998, and recommended approval of the rezoning as the property is guided for urban residential use in
<br />the City's Comprehensive Plan, and sanitary sewer and municipal water are reasonably available to the
<br />site.
<br />Miron made motion, Goiffon seconded, to adopt ORDINANCE 1998-323, AN ORDINANCE
<br />AMENDING CHAPTER 320 OF THE HUGO CITY CODE ENTITLED "ZONING" BY
<br />AMENDING THE ZONING CLASSIFICATION OF THE DESCRIBED REAL PROPERTY.
<br />VOTING AYE: Arcand, Barnes, Goiffon, Leroux, Miron

<br />REZONING REQUEST (SWEET GRASS MEADOWS)
<br />Quentin Marier, 6395 Oneka Lake Blvd., Joseph Marier, 5566 145th Street, and K -G Development,
<br />Inc., 474 Apollo Drive, Lino Lakes, MN., requested to rezone 67 acres of property described as the SW
<br />1/4 of the SW 1/4 of Section 16, and the NW 1/2 of the NE 1/4 of the SE 1/4 of Section 17, and that
<br />part of the N 1/2 of the NW 1/4 of Section 21, lying north to the centerline of Oneka Lake Blvd., in
<br />T31N, R21 W, Washington County, MN., from AG to SFU. The Planning Commission conducted a
<br />public hearing of this request on June 24, 1998, and recommended approval of the rezoning as the
<br />property is guided for urban residential development in the City's Comprehensive Plan, and sanitary
<br />sewer and municipal water are reasonable available to the site. Adjacent property to the southwest is
<br />currently zoned SFU, to the west industrial, and to the north and east agriculture.

<br />AMENDING CHAPTER 320 OF THE HUGO CITY CODE ENTITLED "ZONING" BY

<br />PRELIMINARY PLAT (BEAVER PONDS 2 & 3)
<br />J&R Development, 20929 Hillcrest, Stacy, MN., requested a preliminary plat of the N 1/2 of the NW
<br />1/4 of Section 32, T3 IN, R21 W, all according to the U.S. Government survey thereof on file of record
<br />in the Office of the Registrar of Deeds for Washington County, MN., by phases, into 38 townhomes and
<br />88 single family lots, to be known as Beaver Ponds Phase 2 & 3. The Hugo Planning Commission
<br />conducted a public hearing on the proposed subdivision on June 24, 1998, and recommended approval
<br />of the preliminary plat subject to the Findings and Recommendations. Charlie Melcher, engineer for the
<br />project, reviewed the proposed plat with discussion of water elevation and the park. The approved
<br />Development Agreement will cover all phases of the development.
