DESCRIPTION OF REQUEST: <br />The applicant is requesting preliminary plat approval for 57 lots on 21.97 acres to be known as <br />"Fox Meadows". The applicant is also requesting approval of an interim use permit for an off- <br />site directional sign for the residential development. The proposed development is located off of <br />125'}' Street east of Highway 61, south of Beaver Ponds development. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property is zoned Single Family Detached Residential (R-3) and is a vacant parcel. The <br />property to the north is zoned R-3 and is occupied by the Beaver Ponds residential development. <br />The property to the east is zoned R-3 and is a vacant parcel. The property to the south is zoned <br />R-3 and is occupied by the Oneka Ridge Golf Course and the City's well house #6. The property <br />to the west is zoned R-3 and is occupied by large lot single family homes. <br />B. Natural Site Characteristics <br />
