Site Plan for a three story 99,200 square foot senior housing <br />facility for the property located north of 145' Street and west of Finale Avenue. <br />DATE: April 14, 2014, for the Planning Commission Meeting of April 24, 2014 <br />ZONING: Planned Unit Development (PUD) <br />60 -DAY REVIEW DEADLINE: June 13, 2014 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a site plan for a three story, 99,200 square foot senior <br />housing facility on a 5 acre parcel. The 100 unit facility will include 29 independent living units, <br />49 assisted living units, and 22 memory care units. The memory care area on the northwest side <br />of the building will be one story. The proposed site plan is on a proposed lot within the plat for <br />Lavalle Fields. The property is located west of Lions Parks with access off of Finale Avenue <br />across from 146h Street. <br />The applicant is showing future phases on the site plan. Each addition will be required to <br />formally apply for site plan approval for consideration by the Planning Commission and City <br />Council. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property to the north is zoned Planned Unit Development (PUD) and is currently vacant. <br />The property to the east is zoned Central Residential (CR -3) and is occupied by single family <br />homes. The property to the south is zoned Future Central Business (FCB) and General <br />Commercial (C-2) across CSAH 8. These areas are occupied by single family homes and vacant <br />land. The property to the west is zoned Central Residential (CR -3) and is occupied by single <br />family homes and greenhouses. <br />
