Orchard Hill Senior Housing Community - Site Plan <br />Page 3 <br />Building Height <br />The majority of the proposed building is three stories and 50 feet in height at the highest peak. <br />The memory care and utility/kitchen portion of the building is proposed to be one story at 28 feet <br />in height. <br />The PUD allows the building to be 50 feet in height. The site plan complies with the building <br />height PUD requirements. <br />Building Coverage and Lot Coverage <br />The property is 5 acres in size. The building foot print is 43,505 square feet and covers 20% of <br />the lot. The impervious surface including the building is 58,102 and covers 47% of the lot. The <br />site plan complies with the coverage requirements. <br />Parking <br />The applicant is proposing to satisfy the parking requirements with a combination of above <br />ground and below ground parking. The City Code does not provide guidance for parking <br />requirements for a senior housing facility that has various levels of care. The City code only has <br />requirements for nursing homes. The applicant used the following parking space per unit <br />calculation: <br />Independent: 1 parking space per unit <br />Assisted: %z parking space per unit <br />Memory: 1 parking space per unit plus 5 <br />Employees: <br />Van/handicap accessible: <br />29 parking spaces <br />25 parking spaces <br />10 parking spaces <br />10 parking spaces <br />5 parking spaces <br />Total: 79 parking spaces <br />The applicant is proposing 89 parking spaces for the senior housing facility (50 ground level and <br />29 below ground) as shown on the plan. In reviewing how other cities calculate senior housing <br />parking standards based on various levels of care, staff is comfortable with how the parking <br />space requirements were calculated. <br />The parking lot for the senior housing facility is oriented east of the building with additional <br />parking on the west side including the underground parking area. The areas are connected by a <br />private driveway on the south side of the building. <br />Landscaping <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for developments. <br />The site plan includes tree and shrub locations and species. <br />
