Orchard Hill Senior Housing Community - Site Plan <br />Page 4 <br />The ordinance provides two ways of calculating the required amount of trees and shrubs. One <br />based on the square footage of the building and one based on the perimeter of the site, whichever <br />is greater. In order to meet the landscape requirements, 24 overstory deciduous trees, 22 <br />coniferous trees, 22 ornamental trees, and 145 shrubs are required to be installed. The applicant <br />is proposing 25 overstory deciduous trees, 24 coniferous trees, 24 ornamental trees, and 241 <br />shrubs. Not only does the applicant exceed the number of shrubs that are required, they are <br />providing several additional ornamental grasses and perennials. The number of trees and shrubs <br />will meet landscape ordinance. The applicant is providing landscaping for screening the <br />driveway from the residential properties to the south. The trees will be six feet tall black hills <br />spruce. <br />Although the landscape plan meets the ordinance in regards to counts, the applicant shall revise <br />the landscape plan to show landscape plan for show the following: <br />1. Trees shall be added along the east side of the parking lot in the front of the building. <br />According to the landscape ordinance all perimeters of parking areas shall be landscaped. <br />2. Accommodate the relocation of the monument sign. This is further discussed in the <br />signage portion of the report. <br />3. Additional landscaping along the south property line for a buffer from the driveway to the <br />residential homes to the south. <br />Staff will continue to work with the applicant on revisions to the landscape plan. <br />The applicant is proposing the ground cover to be seed and the property will be irrigated. The <br />applicant will be designing and installing for the irrigation system to be connected to the large <br />stormwater pond planned north of the property as part of Phase 2 of the Lavalle Fields PUD. <br />Staff will continue to work with the applicant on the design and installation of the irrigation <br />system to ensure it can be connected easily. Staff has added a condition that the system be <br />converted to stormwater at the time the large stormwater ponds is constructed <br />Lighting <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed %2 foot candle measured at the property line or 1 foot candle <br />measured at the street's centerline. <br />The applicant is proposing pole mounted cut-off light fixtures within the parking lot area. The <br />applicant is also proposing wall mounted downcast cut-off light fixtures on the building. The <br />applicant has provided examples of cut sheet for the lights, but has not decided on a final product <br />to install. Prior to the installation, the pole and wall mounted fixtures will need to be reviewed <br />and approved by staff. <br />Fencing and Screening <br />The applicant is not proposing any fencing at this time. If fencing is proposed in the future, the <br />location and type shall be reviewed and approved by staff. <br />
