Orchard Hill Senior Housing Community - Site Plan <br />Page 6 <br />The building has horizontal and vertical projections, which are encouraged by the Multi -Family <br />Design Guidelines. The sides of the building are broken up by the projections, windows, <br />balconies, color variation, and architectural overhang elements. The main entrance is on the east <br />side of building and includes a canopy with pillars and a peaked roof form creating a clear main <br />entrance. The applicant is finalizing the design for the canopy and staff will continue to work <br />with the applicant on the design. The final design shall be reviewed and approved by staff. <br />The west elevation above the underground parking seems to missing some of the architectural <br />details the rest of the building includes. Staff recommends that the applicant add architectural <br />elements, such as larger windows, overhang details, and revise the placement of the stone, to the <br />west elevation to match the other elevations of the building. Staff will continue to work with the <br />applicant on the architecture on at portion of the building. <br />It is in staff's opinion that the applicant has done a good job with the design of the building and <br />has incorporated equal amounts of quality materials and design elements on all sides of the <br />building. <br />Signage <br />Monument signs are permitted for residential subdivisions and multi -family developments of <br />nine or more units. Monument signs shall be a maximum of 32 square feet per face. The sign <br />shall be a maximum of six feet in height, measured from the grade of the ground, and shall be <br />setback at least ten feet from all property lines and five feet from the right-of-way. The sign shall <br />be designed to be architecturally compatible with the project, and shall be located within a <br />landscaped area extending at least three feet around the base of the sign. <br />The applicant is proposing a freestanding sign at the entrance of the property. The applicant has <br />not provided any details on the design of the sign. The sign is located in the proposed right of <br />way to be dedicated to the City with the Final Plat for Lavalle Fields. The sign location and <br />landscaping will need to be removed from the right of way. Staff will continue to work with the <br />applicant on the location of the freestanding sign. Staff has included a condition that the sign <br />shall be a monument sign using materials consistent with the building materials. <br />Wall signs are permitted on the front, side, or rear of the building, up to one wall sign per facade. <br />The signs shall only be located on facades that include a public entrance and/or the fagade s that <br />are visible from a public road. Wall signs may cover a maximum of ten percent of the gross wall <br />area of the building wall of which the sign is affixed to, including doors and windows. No sign <br />shall extend above the top of the wall. <br />The applicant is proposing a wall sign on the west elevation of the building. The applicant has <br />not provided details on the design of the wall sign. In general the dimension complies with the <br />sign ordinance. Based on the recommendations on the west elevation of the building, the sign <br />location may change. <br />Prior to the installation of any sign a sign permit shall be approved by the City. <br />
