Hugo Good Neighbors Food Shelf — Site Plan <br />Page 2 <br />B. Natural Characteristics of Site <br />The property is currently vacant. It is generally flat and does not contain any wetlands. <br />3. ANALYSIS: <br />A. Site Plan <br />The applicant is requesting site plan approval for a 1,500 square foot building on a 0.58 acre <br />property. <br />The application complies with the ordinance standards as follows: <br />Building Setbacks <br />The 1-3 zoning district requires a 30 -foot front and rear yard setback and a side yard setback that <br />is equal to the height of the building, in no case less than 10 feet. The site plan complies with the <br />setback requirements. <br />Building Coverage and Lot Coverage <br />The I-3 zoning district limits maximum lot area to be covered by a building to 40% and <br />maximum lot area to be covered by impervious surface to 80%. The site plan complies with the <br />coverage requirements. <br />Building Height <br />The I-3 zoning district has a maximum building height of 50 feet. The height of the proposed <br />building is approximately 16 feet. <br />Parking <br />According to the Section 90-253 PARKING of the City Code, based on the use and the size of <br />the building the total number of parking spaces required is 8. There are 14 parking spaces, which <br />exceeds the ordinance standards. The vehicle circulation within the parking lot works well. The <br />applicant meets the ordinance standards. <br />Lighting <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed '/2 foot candle measured at the property line or 1 foot candle <br />measured at the street's centerline. <br />2 <br />
