PUD General Plan <br />LaValle Fields <br />WSB Project No. 1904-58 <br />Dear Ms. Juba: <br />We have completed our review for LaValle Fields Preliminary Plat and PUD General Plan. The <br />following information was received for review: <br />• Preliminary Plat dated November 27, 2013 <br />■ Preliminary Grading, Drainage and Erosion Control Plan dated November 25, 2013 <br />• Preliminary Utility Plan dated November 25, 2013 <br />• Preliminary Development Plans, dated November 25, 2013 <br />■ Drainage Calculations, dated December 6, 2013 <br />A summary of our findings is provided as follows: <br />Preliminary Plat <br />The preliminary plat includes dedication of various drainage and utility easements related to <br />new and existing wetland and storm water management areas <br />2. Roadway right of way is dedicated for 147th Street to a width of sixty feet, as well as a <br />relocated segment of Finale Avenue adjacent to Lion's Park to a width of fifty feet. These <br />dedications will occur with the first phase of the plat. <br />3. The preliminary plat includes a proposed right-of-way dedication for Oneka Parkway, which <br />would replace the easement obtained via document at the time Oneka Parkway was <br />constructed. An easement vacation proceeding will need to take place as part of the final plat <br />process to complete this action <br />Transportation/Roadways <br />The development project as proposed will occur over multiple phases, with the first phase <br />consisting of a senior care facility and future phases consisting of multi -family residential <br />housing.
