The proposed building is 1776 square feet in <br />size. <br />The structure to be remodeled will be used for making shredded resin, sewer repair material, and will be <br />climate controlled. The required fire extinguishers will be stored in the building. The structure in <br />question is located 20 feet from the rear property line, 10 feet less than ordinance standards. This <br />structure requires a ten foot rear -yard variance. Mr. LaMetti stated a lock box could be placed outside the <br />fence for emergency vehicle access after hours if necessary. <br />There were no comments from the general public. <br />Motion made by Kellison, seconded by Schumann to recommend approval of the request of LaMetti and <br />Sons, for a special use permit to remodel an existing structure at 16028 Forest Blvd., Hugo, subject to the <br />following conditions: <br />1. The remodeled structure be granted a 10 foot variance to rear yard setback. <br />2. Phase two receive a permit from the RCWD prior to construction. <br />3. The Hugo Fire chief review the site plan for emergency vehicle access. <br />All aye, motion passed. <br />SPECIAL USE PERWr - JEFF ROGERS <br />Jeff Rogers is requesting a special use permit to operate an offset printing shop at 5501 145th St. North. <br />The business is proposed to be conducted from the 440 square foot detached garage to the southeast of the <br />residential dwelling. Total site area is 19,925 sq. ft (.46 acres) and is zoned Concentrated Business. The <br />parking on site consists of two off street spaces. Rice Creek Watershed District has approved the <br />application. The business is described as a pick-up and delivery operation, requiring little parking with its <br />day-to-day operations. The business currently has two employees one being the owner of the property, and <br />living in the house. Customer delivery, business deliveries and any additional employees would necessitate <br />on -street parking. The parking ordinance provisions require one space for each 200 feet of gross floor <br />space. This translates to two spaces in addition to the residential parking for the property. The site <br />presently has class 5 gravel 30-40 feet south of the street. Construction of a parking area south of the <br />residential structure, in combination with the completion of the driveway as shown on the site plan allows <br />for additional parking. The applicant stated that he will erect a 2' X 2' sign for identification to be placed <br />in the front of the home. Hours of operation are anticipated to be 7 or 8 AM until approximately 5 PM. <br />There were no comments from the general public. <br />Commissioners supported the establishment of the new business in Hugo and look forward to their <br />success. <br />Motion made by Kellison, seconded by Malaski to recommend approval of the SUP and site plan for Jeff <br />Rogers, 5501 145th St., subject to the following conditions: <br />1. Approval of a hazardous waste disposal plan by the Minnesota Pollution Control Agency. <br />2. Approval of the accessory building for business use by the City building inspector. <br />3. A maximum of two (2) employees. <br />4. An approved landscape and signage plan. <br />All aye, motion passed. <br />
