P.C. Minutes - November 20, 1996 <br />Page 3 <br />Jeff Hughes, of Wild Wings of Oneka Game Farm requested that prospective land buyers be aware of the <br />existence of the game farm and homes be located 500 feet from the roadway. <br />Motion made by Kellison, seconded by Peltier to recommend approval of the request of Dean and Dawn <br />Johnson to subdivide 30.13 acres into three lots with a variance for one lot of 9.9 acres and two lots of 10 <br />or more acres each, subject to the following conditions: <br />1. Approval from Rice Creek Watershed. <br />2. Collection of Park Dedication fees of $500.00 per lot for the two newly <br />created lots. <br />3. Approval of septic, suitability by Washington County. <br />4. Potential buyers be made aware of the game preserve. <br />Motion made by Schumann, seconded by Peltier to amend condition four to "specify" that Wild Wings <br />Game Farm is adjacent to the proposed subdivision. <br />AYE: Schumann, Peltier, Waller, Rubenzer <br />NAY: Kellison <br />Motion carried. <br />Vote on original motion: <br />AYE: Schumann, Rubenzer, Kellison, Peltier <br />NAY: Waller <br />Motion carried. <br />SPECIAL USE PERMIT - LS.D. 834 <br />Mr. Ron Laughlin from BWBR presented plans for Withrow Elementary School, 10158 122nd <br />Street. They are proposing a library/media center, learning disabled classrooms, 6 standard <br />classrooms, staff lunchroom, standard classrooms, a gymnasium, (approx. 6500 sq. Ft.), and <br />sprinkler system. The proposed addition will replace the 28' X 72' temporary classroom <br />currently on the property. The 9 acre property is zoned agricultural. The proposed classroom <br />addition on the west side encroaches 10' into the 40 foot sideyard setback requiring a variance. <br />Placement of expansion east or south is not possible due to location of drainfield and <br />recreational field needs. <br />Motion made by Rubenzer, seconded by Peltier to recommend approval of the request of Independent <br />School District 834, for a special use permit and variance to construct an addition to the Withrow <br />Elementary School, 10158 122nd St., as submitted on plans dated November 20, 1996. <br />All aye, motion carried. <br />SPECIAL USE PERMIT - NADEAU/LETOURNEAU <br />Donald LeTourneau and Leon Nadeau are proposing to use the existing Nadeau's Market, 14583 Forest <br />Blvd.,, for off sale liquor sales once the market moves to their new location. The .5 acre property is zoned <br />CB and guided commercial. The property shares a common parking area with Carpenter's Steakhouse. <br />Off sale liquor stores are permitted as a special use in the CB district. <br />The proposed use requires a liquor license which is separate from the land use issue. The applicant has no <br />site plan changes which would affect access, drainage, public utilities or other municipal concerns. <br />
