P.C. Minutes - May 25, 1994 <br />Page 2 <br />1. Parcel C be deeded to the adjacent property owner and included in <br />their parcel description in order to avoid creation of a landlocked <br />parcel. <br />2. Approval of subdivision be subject to comments, restrictions, and <br />requirements by the Rice Creek Watershed District if any. <br />3. Parkland dedication fee be collected for parcels B and C. <br />After further discussion regarding the collection of parkland fees and the <br />transfer of property Agness moved to rescind his motion, seconded by <br />Schumann <br />All aye, motion passed. <br />Motion made by Olson, seconded by Peltier to recommend approval of request <br />of Gerhardt and Clara Pareigat to subdivide 20 acres into one ten acre <br />parcel and two 5 acre parcels subject to the following conditions. <br />1. Parcel C be deeded to the adjacent property owner and included in <br />their parcel description in order to avoid creation of a landlocked <br />parcel. <br />2. Approval of subdivision be subject to comments, restrictions, and <br />requirements by the Rice Creek Watershed District if any. <br />3. Waiver of the parkland fee for Parcel C based on the fact that it <br />will not be a buildable lot. <br />All aye, motion passed. <br />Ronald and Ila Mae DesLauries, 2095 East Larpenteur Ave., Maplewood, have <br />submitted an application to subdivide agriculturally zoned property into <br />two, ten acre parcels. The property is generally located east of Elmcrest <br />Ave. and north of 129th St. The Rice Creek Watershed District has stated <br />they will require wetland delineation and the City has not yet received <br />evidence that the sites are suitable for septic systems. The public <br />hearing was opened and closed without any comments from the public. <br />Commissioners concurred that the request was consistent with the <br />surrounding area, was high property, and the property is adjacent to <br />Elmcrest Ave. <br />Motion made by Kellison, seconded by Agness to recommend approval of the <br />request for subdivision of 20 acres into two, ten acre parcels subject to <br />the following conditions: <br />1. Compliance with all requirements of Rice Creek Watershed District. <br />2. Approval by Washington County Public Health for septic systems for <br />the two parcels. <br />All aye, motion passed. <br />
