Subject to Elmcrest Ave. North and 129th St. No. Subject <br />to and together with any other valid easements, restrictions and <br />reservations (93031-0300). <br />All aye, motion passed. <br />Minor Subdivision (J.V**.ellison) <br />Chairman Senkler reviewed the application with the planning commission. <br />He stated that Jim and Sherrron Kellison have made application to the City <br />of Hugo for the subdivision of an 11.6 acre parcel of land to one 6.7 acre <br />tract and one 4.9 acre tract. This request is being made in conjunction <br />with the rezoning request discussed previously. The site in question is <br />located on the east side of Elmcrest Ave. and north of 129th St. <br />Percolation tests have been reviewed by the city building inspector and <br />two acceptable drainfield sites have been identified for this <br />subdivision. The lots in question meet minimum size requirements and the <br />subdivision would be consistent with the city zoning regulations and <br />subdivision requirements. If the planning commission feels that this <br />subdivision and waiver of plat requirements is consistent with the <br />comprehensive plan and growth of the area in question, we would suggest it <br />be subject to special conditions. <br />Chairman Senkler requested comments from the public. There was no one <br />present to address the issue. <br />Senkler made motion, seconded by Thoreson to recommend approval of the <br />request of Jim and Sherron Kellison to subdivide 11.6 acres into two <br />tracts, one 4.9 acres and one 6.7 acres in size described as Parcel <br />#93031-0300 subject to the following special conditions: <br />1. The final survey must be submitted to the city council within 90 days <br />of preliminary survey acceptance or planning commission approval shall <br />be null and void. <br />2. All conditions of survey approval must be met prior to the stamping of <br />any deeds for recording by the city clerk unless otherwise permitted <br />by council action. <br />3. The property lines on site must be identified by the applicants to <br />assure proper setbacks when buildings are to be constructed if <br />required by the building inspector. <br />4. Proposed driveways or drainage areas within the development must <br />include installation of a minimum 15" diameter corrugated metal <br />culvert in a manner acceptable to the city. <br />5. No building permits shall be issued until the survey has been approved <br />and recorded with Washington County. <br />6. Securing the required permits from the watershed district, Department <br />of Natural Resources is required prior to final survey approval. <br />
