documented proof can be provided indicating that the lots in question <br />are 60' in width and we would require a more detailed site plan properly <br />dimensioned and drawn more to scale than the one provided. <br />Mr. Downs indicated that his tax statement describes his property as a <br />total of 120', while talking to Washington County he was informed that <br />this was incorrect. His two lots are each 50' in width. Mr. Downs will <br />recalculate the dimensions on his site plan and correct the setbacks. <br />Senkler made motion, seconded by Olson to table the Special use Permit <br />application for Steve Downs until the October 28th meeting at which time <br />the orooer lot sizes and setbacks will be available. <br />All aye, motion passed. <br />SLppy,Erpgk Acres E111 (John Kostuch) <br />Messrs. John Kostuch, Leon Nadeau, and James Olson have made application <br />to the City of Hugo for the subdivision of an 18.5 acre tract of land by <br />formal plat. The property in question is primarily zoned SFU with a <br />small portion being industrial. The subdivision would allow for the <br />creation of 16 buildable lots within the subdivision development. Mr. <br />Kostuch has submitted a revised preliminary plat titling said plat Sunny <br />Creek Acres and including all dedicated roadways within the platted <br />area. Mr. Kostuch has identified the stormwater ponding areas on site <br />as well as building locations on Lots 1 and 6, Block 2, and Lots 1 and <br />6, Block 3. According to Mr. Kostuch, Leon Nadeau and James Olson have <br />agreed to the dedication of the necessary roadway to extend Finale <br />Avenue and 142nd St. to accommodate the roadways proposed. A critical <br />part of Mr. Kostuch's request is to allow for the development of this <br />property without connecting to the City's water supply with the <br />understanding that each of the lots proposed be a minimum of one acre in <br />size. Copies of the revised preliminary plat have been forwarded to the <br />Washington County Engineer's office and Planning office. The revised <br />plat is currently being reviewed by the engineer. It is also our <br />understanding that the drainage plan and ponding areas for this plat <br />have been submitted to the Rice Creek Watershed District for their <br />review. We are reluctant to recommend approval of the preliminary plat <br />until we receive the needed input from Washington County, Rice Creek <br />Watershed, and the city engineer. There are several items, however, <br />that should be discussed and resolved prior to approval of the <br />preliminary plat. <br />1. <br />Is it the intent that the entire plat <br />be designed for residential <br />use. Keep in mind that a portion of <br />Block 1 is currently zoned <br />industrial. <br />2. <br />Specific boundaries of the industrial <br />zoned property should be <br />identified on the plat. <br />3. <br />Should the plat be developed without <br />requiring connection to the <br />City's water system? <br />4. <br />Requiring sanitary sewer and surfaced <br />roadway to serve all 12 lots <br />proposed. <br />5. <br />Acceptance of parkland dedication fee <br />in lieu of park. <br />6. <br />Improvement of roadway between Finale <br />Ave. and Highway 61. <br />7. <br />Posting a $5,000 financial deposit in <br />favor of the City to cover <br />
