Hugo Planning Comm. <br />December 13, 1978 <br />Page 2 of 3 <br />Mardon Homes - Sub (cont.) <br />McAllister suggested that the Commission obtain the septic system stan- <br />dards from Rice Creek seeing as they have to approve each site. Gillen <br />thought that the Commission should send them more specifics on each lot <br />along with a contour map. Greger inquired what was going to be done with <br />Outlot A. He felt that it should be attached with another lot or provi- <br />sions made for its sale. Koehler recommended that Outlot A be divided <br />between lots 4 & 5, or combined with one of the other lots. McAllister <br />restated that the roads would have to be blacktopped, and Mr. Tramm stated <br />that he was aware of it. McAllister felt that the new plan submitted <br />was actually a sketch plan and not a preliminary plan, and all the newly <br />added data should be transcribed onto a more clearly described plan. <br />MOTION: McAllister made motion, seconded by Greger, to recommend <br />approval of the preliminary plan for Mardon Homes, to <br />accept the location of the new road location on the preli- <br />minary plan (green lines) and the lot lines as changed. <br />The road is approved subject to any recommendations of the <br />City Engineer. <br />Koehler stated that there was no pere test on Lot 3, Block 1, and no soils <br />review from the Building Inspector. McAllister stated that there are now <br />10 lots instead of 9. Let the record show that Lot 3, Block 1, in the <br />newly submitted preliminary plan does not have a pert test nor soil boring. <br />VOTING FOR: Peloquin, Peliter, Gillen, Greger, McAllister and Ehret <br />Motion Carried. <br />Let the record show that the Planning Commission would like to see a <br />satisfactory disposal of Outlot A in the form of attachment to some other <br />property prior to any plan approval. <br />NEIL EGGEN - SPECIAL USE PERMIT <br />Cancelled <br />GERALD DABS - SUBDIVISION <br />Mr. Dabe submitted his new application for a Major Subdivision along with <br />fee of $20.00. The $40.00 applied to his application for a Minor Subdivi- <br />sion was credited to the new application. Mr. Charles Weber, adjoining <br />property owner, was present, and stated that at the time he purchased his <br />land, he was not aware of a public road, and it was constructed without <br />his permission. Mr. Dabe stated that Mrs. Perreault had given him a 60' <br />easement for the construction of a road to his property, and this was <br />included on his warranty deed. Mr. Weber said that he is puchasing dairy <br />cattle, and his land is now divided by a road. Ehret said that the ease- <br />ment was a matter of public record, and he should have been aware of such. <br />MOTION: McAllister made motion, seconded by Peltier, to set a <br />public hearing for January 10, 1979, at 7:30 PM, to consider <br />the request of Gerald Dabe to divide 40 acres into one 20 <br />acre parcel and 2 - 10 acre parcels. <br />All aye. Motion Carried. <br />
