and seconded to support the Lions Park Master Plan and share an interest in working with <br />the developer to make changes to the plan as needed in the future. <br />3. SITE PLAN: <br />The applicant is applying for a Planned Unit Development (PUD) to accommodate the <br />density that is proposed. The majority of the properties to be developed are guided as <br />Mixed Use (MIX) and a small portion as Medium Density Residential (MD) according to <br />the 2030 Land Use Plan. <br />General Layout <br />The PUD shows a campus with four residential buildings laid out to follow the contours <br />and perimeter of the property. The buildings on the west of the property are situated to <br />obtain a vista of the adjacent wetlands. There are several above ground parking lots and <br />underground parking lots shown within the development. The plan shows two phases <br />and future expansions. <br />Road Construction & Access <br />The PUD shows access off of 146`h Street, Upper 146th Street, and Finale Avenue North <br />with private driveways. With the first phase, Finale Avenue, from 145th Street to 146`" <br />Street, will be reconstructed to city standards. The applicant shall relocate Finale Avenue <br />North with the second phase of the development. Also with the second phase, 147th <br />Street will be extended to Oneka Parkway. The right-of-way for these roads will be <br />dedicated to the City at the time of the final plat of the first phase. <br />Housing Types <br />The housing will include in phase one, a three story senior housing community with 29 <br />Independent Units, 49 Assisted Living Units, and 22 Memory Care Units. A future <br />expansion of 30 units is shown. Phase two includes a 3 -story 70 unit apartment building, <br />3 -story 50 unit apartment building, and a 2 -story 45 unity building. <br />Drainage Options <br />The applicant is constructing a stormwater pond on the northeast corner of Oneka <br />Parkway and 147h Street. Additional stormwater capacity will be included in the pond <br />which will meet the increased needs anticipated with the re -development of Lions Park. <br />4. CONSISTENCY WITH PARK PLAN: <br />Open Spaces/Parks <br />The neighborhood is served by Lions Park. The park is considered a community park <br />and includes neighborhood park amenities.
