Horton. Park Dedication proposal for a residential development to <br />be known as "Clearwater Cove" <br />DATE: August 5, 2015 for the Parks Commission meeting of August 12, 2015 <br />1. BACKGROUND: <br />At the meeting of May 13, 2015, the Parks Commission provided comments on a concept <br />plan submitted by D.R. Horton for a residential development known as "Clearwater <br />Cove". Discussion included the proposed trail design, construction and donation of a <br />park, and a proposal to pay full park dedication through fees. <br />At the meeting of August 3, 2015, the City Council approved the Preliminary Plat and <br />Planned Unit Development (PUD) for "Clearwater Cove". The developer is seeking <br />approval of the Final Plat for phase 1. The Parks Commission should make a <br />recommendation on the Park Dedication requirements to the City Council. <br />2. DESCRIPTION: <br />The applicant requested approval of a Preliminary Plat and Planned Unit Development <br />(PUD) including 89 single family residential lots and 7 outlots to be known as <br />"Clearwater Cove". <br />The PUD General Plan included 40.5 acres of property rezoned from Single Family <br />Detached Residential (R-3) to Planned Unit Development (PUD). The property includes <br />wetlands and floodplain for a total buildable acreage of 24.9 acres. The remaining 15.8 <br />acres will continue to be zoned R-3 and will be platted as outlots. <br />The properties are generally located south of Frenchman Road (CR 8) and east of Everton <br />Avenue. DR Horton is proposing to develop a portion of two parcels of land, both of <br />which are owned by Marvin LaValle.
