Sprouts Pediatric Dentistry PUD Amendment and Site Plan <br />Page 3 <br />Setbacks <br />The proposed development complies with the 30 -foot perimeter structure setback. The ordinance <br />requires a 5 -foot parking setback from all lot lines and a 10 -foot parking setback from adjacent <br />residential property. The proposed development complies with the setback requirements. <br />Access and Vehicle Circulation <br />The access into the site is from Victor Hugo Boulevard. The property lines for both this property <br />and the Fairview property run down the middle of the private drive into the site. The two lots <br />share drive aisles to access parking spaces. Per section 5 of the covenants for Victor Gardens <br />South Village there are access and parking easements for the property. Per the development <br />approvals, cross access and maintenance agreements are required for the shared drives and <br />parking. <br />Parking <br />The ordinance requires 3 parking spaces plus 1 space per 200 square feet of medical office space <br />for a total of 26 parking stalls. The plans show 21 parking spaces with 6 parking spaces shown as <br />proof of parking. Staff of comfortable with the proof of parking shown and has added a condition <br />that at any time deemed necessary by the City the applicant will be required to construct the <br />proof of parking. <br />Landscaping <br />Section 90-181 of the City Code provides landscaping requirements for the development. The <br />landscape plan includes the planting of 9 overstory deciduous trees, 6 coniferous trees, 14 <br />ornamental trees, 83 shrubs, and several perennials, which exceeds the ordinance requirements. <br />The applicant has done a good job providing landscaping between the parking areas and road. <br />The boulevard plantings along Frenchman Road (CSAR 8) been installed. There are several <br />existing trees that were planted with the development, along the southwest property line between <br />the site and the townhomes. The Applicant will be required to provide protection measures for <br />these trees during construction and replace any trees if damaged during construction. <br />Trash Enclosures <br />The PUD approvals for Victor Gardens require that the trash and recycling areas be designed <br />internal to the building or as an integral part of the building. The applicant is showing the trash <br />enclosure designed into the west side of the building. This complies with ordinance and PUD <br />requirements. <br />Mechanical Equipment Screening <br />The PUD approvals for Victor Gardens require all ground -mounted mechanical equipment to be <br />screened by walls designed and located to be aesthetically harmonious and compatible with the <br />
