The
landscape plan includes the planting of 9 overstory deciduous trees, 6 coniferous trees, 14
ornamental trees, 83 shrubs, and several perennials, which exceeds the ordinance requirements.
The applicant has done a good job providing landscaping between the parking areas and road.
The boulevard plantings along Frenchman Road (CSAH 8) been installed. There are several
existing trees that were planted with the development, along the southwest property line between
the site and the townhomes. The Applicant will be required to provide protection measures for
these trees during construction and replace any trees if damaged during construction.
Trash Enclosures
The PUD approvals for Victor Gardens require that the trash and recycling areas be designed
internal to the building or as an integral part of the building. The applicant is showing the trash
enclosure designed into the west side of the building. This complies with ordinance and PUD
requirements.
Mechanical Equipment Screening
The PUD approvals for Victor Gardens require all ground -mounted mechanical equipment to be
screened by walls designed and located to be aesthetically harmonious and compatible with the
principle building. There is a sidewalk along Victor Hugo Boulevard that provides pedestrian access
into the site.
Park Dedication
The park dedication requirements have been satisfied with previous phases of this development.
No additional dedication is required.
Drainage/Grading
The site was originally graded as part of the Victor Gardens South Village project in 2004. The
site was included in the overall drainage plans for the project, and therefore the rate control and
ponding standards have been met.
