The trail system will provide a
recreational experience that takes advantage of the view sheds of the natural areas.
The 2030 Comprehensive Plan shows trails along 130th Street and a trail is planned along the
north side of the street to be installed during the reconstruction of the road. The trail will be
required to be installed at the time the road is improved. The applicant has done a good job
meeting the comprehensive plan in regards to trails.
Drainage/Grading
The City will review and issue a stormwater management permit for the development. The plans
include managing stormwater through a combination of ponds and a stormwater reuse system.
The design is consistent with stormwater rules as proposed, and staff will work with the applicant
to finalize the plans and issue a stormwater permit as the project moves forward.
There is floodplain located on the property and the boundary is proposed to be revised. The
applicant has provided detailed documentation showing the existing and proposed floodplain.
Staff will continue to work with the applicant to finalize the details. A Letter of Map Revision
(LOMR) will need to be prepared and submitted for FEMA approval so that the existing
floodplain boundaries and elevations can be formally revised.
Water Re -use
The plans include the installation of a stormwater reuse system to be utilized to irrigate
individual lots.
