April 12, 2017
Page 7
adequately improve conditions along 135th street as well; additional traffic controls do not
appear warranted at this time.
7. Jerome, Stella, and Teo Bosc
Comment 1:
Due to having up to 4 town.hDmes in front of our house, we want to make sure there; is enough
clearance with those townhomes, maybe by having them pushed as much as possible towards. the
road, minimizing their front yard.
Also, we would like to know exactly which tees of trees and how big they will be when pl an ted
and their location to make sure they cover properly and enough the direct view_
In front of our dining roerm windows, we have some~ mature trees, that we would ideally welcome
to be remaining. Part of it will need to he removed to open the road, however, the part can our
property line might be able to stay. We would toasider purchasing this part if possible., extending
ou r lot: by a few feet to increase the spaci q with the new townhomes. We would actua lly be very
interested in looking into that option, even if a tree line or other type; of separation would stil l
need to be applied_
A detailed "close-up'" of the landscape and installation next to our property line would be. nice to
.get, itic ttiding knowing exactly where this p:ruperty Itne is.
Also it s"rns that a pathway will he made cleric to oar property a n d this is not really a problem
for Lis. If walkway needs to be made within our front yard, we would not lie against it, if we dry
not have to plow it and if this allows us to get some side: yard as an exchange_
Response: The City has the landscaping plan for the proposed for the development. This can be
provided to you at your request. Any desire to purchase property would be a discussion with
the resident and owner of the property and/or developer.
Comment 2:
If possible, Some type of continuityin the design with the older homes on 137+h as ours and the
new ones would be welcome to limit the demarcation_ This ,would avoid too much of
depreciation of our houses.
Response: This comment will be taken into consideration as part of the design process.
Comment 3:
OUr driveway is extra -large, as it was a request from HUGO lire depat nywrit when the: house was
originally bulld, to be able to ttarn around with the fire trucks. We understand that this
requi.rrment will not exist when. the road will be opened, but wed o not want to be forced to
rework cur driveway_ We have made large invest.a't'ients, inclu.dinR 3 re'nta2 towrnhornes in Hugo,
and do not have to invest in the driveway, while cur house needs major renovations.
Response: The City of Hugo would consider a reduction in the width of the driveway.
Comment 4:
Is there an estimate of the amount of traffic through 1376, street? I tinderstknd that traffic will he a
little above 300 trips/hour at rush hours, but is there an estimate of the , of this traffic which
would go through? Our biggest concern is the speed of the cars and a roundabout or speed bumps
might be useful to increase the safety of the lads. It is also tre0 that the new ,road lay -out proposed
by Excelsior seems curvy enough to prevent any High speesding cars.
K:\03288-040\Admin\Dots\EAW\EAW Responses to Comments 041217.docx
