Outlot Use and Ownership <br />a. Outlots A, D, H, I, and J are proposed for stormwater ponding/wetlands <br />and shall be deeded to the City. <br />b. Outlot C is proposed for a public park and stormwater ponding and shall <br />be deeded to the City. <br />c. Outlots E, F, G, are proposed for openspace and tree preservation and will <br />we owned by the HOA. <br />d. Outlot B is proposed for a future pond/unplanned and the current owner <br />(Stachowiak) will retain ownership. <br />10. The location and geometrics of the center island located on Street 13 is subject to <br />further review and approval by City staff. <br />11. The landscaping planned for the development shall be installed all at the same time <br />during each phase. The developers shall take proper precautions to protect the trees as <br />the homes are being built. <br />12. Prior to the release of the final plat for recording, the developer must comply with the <br />following conditions. <br />a. The developer shall comply with the City standards for street lighting within the <br />public right-of-way. <br />b. The developer must comply with all conditions outlined in the City Engineer's <br />memos dated March 17, 2017. <br />c. The development shall comply with the Fire Chief s requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />
