The developer shall address all comments in the MnDOT comment letter dated <br />March 9, 2017. <br />a. The plans shall be revised to show 130x'' Street as an urban section road to City <br />street standards, including the 8 foot bituminous trail on the north side. The final <br />plans must be submitted for review and approval by staff. <br />f. A stormwater reuse agreement shall be reviewed and approved by staff and <br />recoded at Washington County. <br />g. The developer shall obtain all necessary local, state, and federal permits. <br />h. The developer shall obtain approval from Xcel Energy on the crossing of the <br />powerline easement. <br />i. The developer shall obtain approval from Koch on the crossing of the gas line <br />easement. <br />j. The Homeowners Association (HOA) documents for review and approval by <br />staff. <br />k. Architectural design guidelines shall be reviewed and approved by staff. <br />1. Details and specification for the boardwalks shall be reviewed and approved by <br />staff. <br />m. The developer shall provide survey shots of the neighboring properties to ensure <br />all drainage is contained on the developer's property. <br />n. The developer shall work with the City on providing a buffer from the pond from <br />the County Ponds neighborhood to the west. The buffer shall be reviewed and <br />approved by City staff. <br />o. The developer shall work with City staff to provide a trail connection to the <br />Country Ponds neighborhood to the west. <br />p. The City's development fees will apply to this project. The fee amounts will be <br />calculated and included as part of the Development Agreement. A development <br />agreement shall be executed and all fees shall be paid. <br />q. Park Dedication shall be paid for each lot platted in the amount of $1,128 per lot. <br />
