XCEL Site Plan- Phase 4 Page 4 Lighting The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent property and roads not to exceed %2 foot candle measured at the property line or 1 foot candle measured at the street's centerline. The ordinance also required the light fixtures, whether pole mounted or wall mounted to be cut-off fixtures. The applicant is proposing LED lights for both the pole and wall mounted fixtures. They are cut-off fixtures with a recessed light bulb. The applicant meets the lighting ordinance requirements. Fencing and Screening There is approval for outdoor area for electric and gas training operations. The area is located on the west side of the property. The area contains electric poles, ground transformers, gas valves, and small house simulators. A majority of the area will be screened by the existing wooded area along the west and south property lines. The applicant will install landscaping to screen the area from the surrounding properties. Any large equipment and business related materials shall be stored inside the building. The ordinance requires all exterior storage areas to be screened from view from the adjacent properties. All exterior storage areas are required to be stored on pavement. The applicant is proposing fencing around the building and driveway area behind the training center. The fence is a combination of black architectural wrought iron and black chain link. There will be controlled gates where the driveways enter the area. No other fencing is proposed for the site. Mechanical Equipment Screening The applicant has stated that the mechanical equipment for the addition will either be located on the ground, or internal to the building. No roof mounted mechanical equipment is proposed. The applicant has not shown methods of screening for these options. Section 90-272 of the City Code requires "All roof and ground -mounted mechanical equipment shall be completely enclosed with building materials compatible with the principal structure and painted to blend in unobtrusively with their background." Furthermore, Section 7.1 of the Commercial and Industrial Design Guidelines require "The view of all roof top mechanical equipment and related utilities on buildings shall be screened from view of adjacent properties." The applicant shall revise the plans prior to the issuance of a building permit to provide information to show that this equipment would be screened from adjacent properties. Streets and Access The site has access from Fenway Boulevard North. The property has two entrances into the site.
