Staff will continue to work with the applicant the location of these containers and <br />required screening. Staff recommends the containers be on the west side of the building. <br />Streets and Access <br />The site has access from Fenway Boulevard North. The applicant is proposing two entrances into <br />the site. Staff is comfortable with the access to the site. <br />The 2030 Comprehensive Plan shows 140th Street as a future road. The applicant has contributed <br />money to the City for their share for the future construction of the 140th Street. This was <br />completed with the Roy Molitor Addition final plat application approval. When 140th Street is <br />constructed, the applicant will be able to connect to it with a driveway. A driveway permit would <br />be required. At this time, the applicant is not proposing to connect to 140th Street. <br />Parking <br />According to the Section 90-253 PARKING, based on the use and the size of the building 215 <br />parking stalls are required by ordinance. The applicant is proposing 127 parking stalls for the <br />site, with 73 proposed for deferred parking (proof -of -parking). The deferred parking is located <br />south of the manufacturing/warehouse building. The applicant is short 15 parking spaces. There <br />seems to be plenty of area on the site to accommodate additional parking. The code also allows <br />for deferred parking to be built when deemed necessary by the City. Staff will continue to work <br />with the applicant on the number of parking spaces. <br />The applicant has stated that there will be approximately 50 employees on each shift. The shift <br />overlap would require about 100 parking spaces. The number of parking spaces required by the <br />ordinance is more than the number of parking spaces the business would need for employee <br />parking. <br />The parking for the future phases has not been fully evaluated since for each phase the applicant <br />will be required to formally apply for site plan approval for consideration by the Planning <br />Commission and City Council. The applicant has stated and proposed with the phasing plan, that <br />there will be shared parking on the property for all of the buildings. The shared parking will be <br />evaluated at for each phase to ensure there will be adequate parking for each use. <br />Trails <br />There is a City trail along Fenway Boulevard North. The applicant is not proposing any <br />sidewalks or trails with this development, but will restore the areas were the access to the site <br />crosses the trail. <br />
