�� AM <br />❑nsulting Engineers P. <br />April 10, 2018 <br />Rachel Juba <br />City of Hugo <br />14669 Fitzgerald Avenue North, <br />Hugo, MN 55038 <br />Re: Schwieters Expansion Project Narrative <br />AMI Project # 171316 <br />Ms. Juba: <br />Summary of Project Need <br />This letter is written in regard to the Schwieters Expansion Project. The Applicant, Schwieters <br />Properties, is a manufacturer of wall components for housing and commercial buildings. The <br />Applicant's goal is to offer developers and builders a turn key framing package. The home <br />building industry is in a labor crisis. The reason many developers and builders can't grow is <br />because building suppliers cannot provide enough onsite framing labor. As a result of this, <br />Schwieters Properties has had to off-load much of its production onto other subcontractors. <br />Additionally, builders face an aging framer population, low career interest from the 18 -30 -year- <br />old demographic, and high turnover throughout the home construction industry. There are <br />simply not enough carpenters in Minnesota to accommodate the need. Schwieters Properties <br />believes a solution to the labor crisis is to move on-site construction activities onto under -roof <br />manufacturing space. Through cutting edge framing methods, such as floor panelization, <br />Schwieters has been able to shift an additional 33% of labor hours into a manufacturing setting. <br />This yields a total of 50% of new building components hours being built inside a manufacturing <br />facility. In order to maintain and expand this method, the Applicant needs to expand their <br />production capabilities and facilities. Logistical, spatial and transportation reasons have led the <br />Applicant to an undeveloped parcel of land that is available adjacent the current Schwieters <br />Properties facility for the proposed expansion. <br />Response to Initial City Feedback <br />The City provided preliminary feedback based on the submittal package dated March 12, 2018. <br />The Applicant has address the submittal package and revised to address the comments.
