impervious area that may be introduced to the site at any time or configuration. Sheet C2.0 <br />shows possible building footprints for all phases of the project, subsequently all areas where <br />secondary development will take place are shown by simply outlining the maximum impervious <br />surface that area may contain. The sizing of the stormwater treatment and pretreatment in this <br />manner allows for no necessary additional stormwater design when the remainder of the <br />campus is constructed. In the Civil plan set, impervious is allocated for a potential connection to <br />the future 1401h St N, even though the anticipated phasing does not project a need for that <br />connection. The storm water design is conservative as it pertains to that aspect of the site. <br />Alternatively, the Architectural phasing plans show the intended phasing of the building and <br />timing of anticipated site improvements. <br />Stormwater Design <br />The Stormwater Management Plan was produced using these maximum impervious areas to <br />allow for no additional stormwater area to be added at the time of developing the remainder of <br />the campus. The stormwater shall be corralled with catch basins which are then routed to one <br />of two pretreatment ponds which pretreat the water before releasing it to the filtration and <br />infiltration basins. Water exists the site to the east through a series of pipes before it reaches <br />the existing catch basin on the west side of Fenway Blvd. <br />Site Design <br />The site is designed to optimize Schwieters manufacturing throughput. The raw materials are to <br />be stored on the north side of the 144,000 square foot building. The finished product will exit <br />the building to the south. Trucks will enter the site from the north entrance and exit on the <br />south. Exhibit 4 in the Civil plan set shows a vehicle tracking truck path. An 8 -inch watermain <br />will run north of the building and connect to the 12 -inch main on the east side of Fenway Blvd. <br />The main will have an 8 -inch service running north and south on the east side of the building to <br />allow for fire protection as well as service for any future building on the south side of the site. <br />Sanitary for the site shall be run north to the existing lift station across the gravel road just to <br />the north.
