RESOLUTION 2018 - <br />APPROVING A SITE PLAN FOR SCHWIETERS PROPERTIES, LLP, FOR A <br />MANUFACTURING/WAREOUSE BUILDING AND EXTERIOR STORAGE <br />AREAS ON THE PROPERTY LOCATED AT 13676 FENWAY BOULEVARD <br />NORTH <br />WHEREAS, Schwieters Properties, LLP, requested approval of a site plan for an <br />approximately 144,000 square foot manufacturing/warehouse building and associated <br />exterior storage areas, on property legally described as follows: <br />Outlot A, Roy Molitor 2nd Addition <br />WHEREAS, the Planning Commission has reviewed said site plan on April 26, 2018, and <br />recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Schwieters Properties, LLP, for an approximately 144,000 square foot <br />manufacturing/warehouse building and associated exterior storage areas, subject to the <br />following conditions and findings: <br />1. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated April 20, 2018, shall be <br />addressed. <br />2. The applicant shall be required to apply for formal site plan approval for all future <br />phases to be considered by the Planning Commission and City Council. <br />3. Exterior storage of equipment shall be located on a paved surface and screened. <br />4. The applicant shall meet all conditions listed in the conditional use permits for the <br />exterior storage and campus development. <br />5. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />6. The deferred parking shown on the plan shall be constructed at any time deemed <br />necessary by the City. <br />Prior to the issuance of a building permit: <br />7. The applicant shall submit a revised landscape plan that meets the City's landscape <br />ordinance requirements to be reviewed and approved by staff. <br />a. The shrubs that are used to screen the exterior storage shall be replaced <br />with coniferous trees. <br />8. The applicant shall submit a revised lighting plan that meets the City's lighting <br />ordinance to be reviewed and approved by staff. <br />
