(Cheldon Frank). Request for a sketch plan review for a <br />residential development called The Preserve on Sunset Lake consisting of 13 <br />residential lots on 135 acres east of South of 125th Street west of <br />DATE: June 21, 2018, for the Planning Commission Meeting of June 28, 2018 <br />ZONING: Rural Residential (RR) <br />LAND USE: Large Lot Residential (LL) <br />REVIEW DEADLINE: July 20, 2018 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting review and comments on a sketch plan for subdivision of the 135 acre <br />site for the development of 13 single family homes to be known as The Preserve on Sunset Lake. <br />The property has existing wetlands, but is primarily farm fields. The homes will be located on 5 - <br />acre to 10 acre lots located off a cul-de-sac in the center of the site. Each lot would have its own <br />well and septic system on site. The applicant would retain a 23.4 acre site as open space owned <br />by the Homeowners Association (HOA) and dedicate an outlot north of 125th Street to the City <br />for an expansion of an existing City owned park parcel. The overall density of the project is 1 <br />unit per 10.38 acres. <br />2. BACKGROUND: <br />In 2006, a request from Benchmark Properties for a Rural Preservation Program Preliminary Plat <br />was approved for "Sunset Shores" consisting of 39 single family homes on these properties. That <br />ordinance allowed density bonuses, but has since been rescinded. At that time, the City accepted <br />a park dedication proposal which included expansion of the existing City owned park property on <br />Sunset Lake and a 35 acre outlot that included wetlands, park improvements, and trails. <br />
