Page 2 <br />dealer to dealer and a small amount for retail sales, only by appointment. The property will not be <br />used as an auto sales lot, all cars for sale will be stored indoors. The auto sales portion of the <br />CUP, will simply allow the applicant to conduct wholesale vehicle sales and a small amount of <br />retail sales. The business hours will be approximately from 7 am to 5 pm. <br />The way that the business will work is a pick-up truck will load and/or unload three vehicles at a <br />time. They will pick up and drop off the vehicles at the site on the north side of the property <br />where the gate is located. When the cars are unloaded they will be either placed inside the <br />building for cleaning and repair or temporarily stored in the east parking area before they are <br />cleaned or repaired. The large vehicle haulers that can hold many vehicles will not be allowed to <br />access this site. <br />3. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The properties to the north and south are zoned General Business (C-2) and are occupied with <br />industrial uses. The property to the east is zoned Single Family Detached Residential (R-3) and is <br />a vacant parcel. The property to the west, across highway 61, is zoned Single Family Detached <br />Residential (R-3) and is occupied by the Creekview Preserve residential neighborhood. <br />4. ANALYSIS: <br />Parking <br />The parking section of the City Code outlines the required number of parking based in the use <br />and square footage of the building. The applicant has stated there are three uses, office, auto <br />repair/service, and vehicle storage/warehousing. Based in the use and square footage of each use <br />the site shall have 31 parking spaces. The applicant is showing 31 parking spaces on the plans. <br />There are 14 spaces in the front on the west side of the building and 17 parking spaces on the east <br />side of the building. The 17 spaces are shown in the vehicle storage and staging area and will be <br />used as proof -of -parking to be constructed at any time deemed necessary by the City. The <br />applicant complies with the parking requirements. <br />Lighting/Signage <br />The applicant will be using the current lighting on the property and building and no additional <br />lighting will be added. <br />The applicant will be required to apply for a sign permit, is signage is proposed to be installed. <br />The applicant shall meet all ordinance requirements under Section 90-265 of the City Code. The <br />existing sign on site, by itself, does not meet the sign ordinance. <br />2 <br />
