DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a minor subdivision of a 20-acre parcel located at 13561 <br />Homestead Avenue. The applicant is proposing to subdivide the 20-acre parcel into two 10-acre <br />parcels. The conditional use permit (CUP) is for approval of a shared driveway to allow an <br />existing driveway to provide access to both parcels <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The properties are currently zoned Rural Residential (RR) The approximately 20 acre parcel <br />contains a single family home and accessory buildings. The properties contain some wetlands. <br />The surrounding properties are also zoned Rural Residential (RR) and are large lots occupied by <br />single family homes. <br />B. Natural Characteristics of Site <br />The property has variation topography and some wetlands on site. <br />3. LEVEL OF DISCRETION IN DECISION -MAKING: <br />The City has limited discretion in approving or denying minor subdivision applications. The <br />City's discretion is limited to whether or not the proposed minor subdivision meets the standards <br />
