Resolution 2017- <br /> Page 2 <br /> g. Flexibility to allow a minimum right-of-way width of 50 feet, where 60 feet is <br /> required. <br /> 6. The preliminary phasing plan is generally approved per plans dated November 29, <br /> 2016, revised March 10, 2017. Any major revisions to the phasing plan shall require <br /> PUD amendment. Minor modifications shall be reviewed and approved by staff. <br /> a. Phase 1 shall include: <br /> i. The following items shall be reviewed and approved by staff in <br /> regards to 130th Street: <br /> 1. The preliminary design for 130th Street shall be reviewed <br /> and approved by the City staff. <br /> 2. The developer and the City shall enter into an agreement on <br /> a cost sharing formula for the reconstruction of 130th <br /> Street. <br /> 3. The developer and the City shall enter into an agreement on <br /> the timing of the reconstruction of 130th Street. <br /> 4. The developer shall provide escrow money or other <br /> payment method approved by the City for the <br /> improvements to 130th Street per the cost sharing <br /> agreement. <br /> ii. The developer shall work with the City on the final layout of the Villa <br /> homes on the western portion of the plat. <br /> iii. Park improvements: <br /> 1. Grading and seeding within the City owned outlot (Oulot <br /> A, County Ponds) and the area south of the powerline <br /> easement. This shall be completed by and paid for by the <br /> developer. <br /> b. Phase 2 shall include: <br /> i. The entire length of 130th Street, from T.H. 61 to Goodview Avenue, <br /> shall be constructed as an urban section roadway to City standard, with <br /> a trail, with the first layer of bituminous prior to issuance of a <br /> Certificate of Occupancy for the 1 st building. <br /> 1. This improvement shall include increase in the forcemain <br /> size that connects the development to the 130th Street lift <br /> station. <br /> ii. Park improvements: <br /> 1. Grading and seeding on Outlot C, within the area north of <br /> the powerline easement. This shall be completed by and <br /> paid for by the developer <br /> 2. An 8' bituminous trail, boardwalk, and landscaping shall be <br /> installed within all of Outlot C. Final location of the trail <br /> and boardwalk shall be reviewed and approved by staff <br />
