Resolution 2015-39 <br /> Page 3 <br /> Lot Impervious 55% 50% 50% <br /> max <br /> 7. Outlot Use and Ownership <br /> a. Outlots A, D, H, I, and J are proposed for stormwater ponding/wetlands <br /> and shall be deeded to the City. <br /> b. Outlot C is proposed for a public park and stormwater ponding and shall <br /> be deeded to the City. <br /> c. Outlots E, F, G, are proposed for openspace and tree preservation and will <br /> we owned by the HOA. <br /> d. Outlot B is proposed for a future pond/unplanned and the current owner <br /> (Stachowiak)will retain ownership. <br /> 8. The location and geometrics of the center island located on Street 13 is subject to <br /> further review and approval by City staff. <br /> 9. The landscaping planned for the development shall be installed all at the same time <br /> during each phase. The developers shall take proper precautions to protect the trees as <br /> the homes are being built. <br /> 10. Prior to the release of the final plat for recording, the developer must comply with the <br /> following conditions. <br /> a. The developer shall comply with the City standards for street lighting within the <br /> public right-of-way. <br /> b. The developer must comply with all conditions outlined in the City Engineer's <br /> memos dated March 17, 2017. <br /> c. The development shall comply with the Fire Chief s requirements regarding fire <br /> flow calculations, the location of fire hydrants, fire department connections, and <br /> fire lane signage. <br /> d. The developer must obtain all necessary stormwater management and WCA <br /> permits from the City. <br /> e. The developer shall address all comments in the MnDOT comment letter dated <br /> March 9, 2017. <br /> f. A stormwater reuse agreement shall be reviewed and approved by staff and <br /> recoded at Washington County. <br /> g. The developer shall obtain all necessary local, state, and federal permits. <br /> h. The developer shall obtain approval from Xcel Energy on the crossing of the <br /> powerline easement. <br />
