Resolution 2015-39 Page 3 Lot Impervious 55% 50% 50% max 7. Outlot Use and Ownership a. Outlots A, D, H, I, and J are proposed for stormwater ponding/wetlands and shall be deeded to the City. b. Outlot C is proposed for a public park and stormwater ponding and shall be deeded to the City. c. Outlots E, F, G, are proposed for openspace and tree preservation and will we owned by the HOA. d. Outlot B is proposed for a future pond/unplanned and the current owner (Stachowiak)will retain ownership. 8. The location and geometrics of the center island located on Street 13 is subject to further review and approval by City staff. 9. The landscaping planned for the development shall be installed all at the same time during each phase. The developers shall take proper precautions to protect the trees as the homes are being built. 10. Prior to the release of the final plat for recording, the developer must comply with the following conditions. a. The developer shall comply with the City standards for street lighting within the public right-of-way. b. The developer must comply with all conditions outlined in the City Engineer's memos dated March 17, 2017. c. The development shall comply with the Fire Chief s requirements regarding fire flow calculations, the location of fire hydrants, fire department connections, and fire lane signage. d. The developer must obtain all necessary stormwater management and WCA permits from the City. e. The developer shall address all comments in the MnDOT comment letter dated March 9, 2017. f. A stormwater reuse agreement shall be reviewed and approved by staff and recoded at Washington County. g. The developer shall obtain all necessary local, state, and federal permits. h. The developer shall obtain approval from Xcel Energy on the crossing of the powerline easement.
