Ms. Rachel Juba <br />March 17, 2017 <br />Page 3 <br />• We are working with the applicant to determine whether or not the water reuse system will <br />generate stormwater management credits beyond those required to meet their own permitting <br />requirements. The City should include in its use agreement with the HOA that excess credits <br />generated are the property of the City. <br />Utilities <br />15. Water service is available to the property via existing watermain connection points adjacent to the <br />property. The water system will be looped through the proposed development, and be extended to <br />plat boundaries to allow for extension in the future. <br />16. The development will include some trunk watermain consistent with the City's Comprehensive Water <br />Supply Plan. Any trunk watermain installed as part of the project will be eligible for oversizing credit, <br />which will be addressed in the Development Agreement. <br />17. The sanitary sewer will be connected to the existing system to provide sewer service to the <br />development, which is generally consistent with the City's Comprehensive Plan. The proposed plan <br />will require adjustments to the sewer service areas, which is reasonable with a minor modification to <br />an existing forcemain, which extends from the lift station on 130th Street. The forcemain will be <br />improved as part of the 130th Street improvements, with the Developer funding a portion of the cost. <br />This will be outlined in the Development Agreement. <br />18. Water and Sewer trunk fees will apply to the project, and will be reviewed as the project moves <br />forward. <br />19. Existing private utilities extend through the site. Xcel Energy has overhead transmission line <br />extending through the site (east/west) and Koch pipeline has an underground pipeline extending <br />through the site. The applicant will need to provide documentation from Xcel Energy and Koch <br />indicated any restrictions there are within their easements. <br />Thank you for the opportunity to provide comments on this project.
